Rosemont is a French worker district, right east of the famous Plateau. The "Promenade Masson" is one of its main parts and the apartment is located right at the centre of this stretch of the street. We are located between four main access streets, the main one being the St-Michel Boulevard, with express buses to the Metro. Regular and frequent buses are also available on the Rosemont boulevard to another line of the Montreal subway. It is quite in the centre of the Island, so going out to the Metropolitan highway or to Jacques-Cartier bridge and Lafontaine tunnel is giving options to get out of Montreal. We are also close to most facilities, the Olympic Stadium and the famous Montreal Botanical Garden. Most of this old Rosemont has been built between 1920 and 1940 so it is a mature district, with lots of nice trees and lots of families.
The apartment is on the second floor of a typical 1929 Montreal duplex. It has been soundproofed during the renovations that kept most of the initial look. The construction is on the length, rooms united by a central hallway. The total area is 960 square feet (around 89 square metres). It is offered with a possibility of rental with the appliances and some of the furniture shown in the pictures ($1,300 a month, to adjust with furniture) or empty for $1,200 a month (dishwasher included). Electricity and other services - phone, internet, cable tv, etc. - are not included.
The large room at the front measures approximately 18 feet by 9.6. The closet, with mirror doors, makes the whole width of the room.
The large living room is 24 feet by 9.9. A natural light dome allows more lighting to the rear part.
The bathroom has just been redone. The original aeration skylight allows more lighting, with the help of a second one. The bath is longer than standard, if you like to relax or take showers with lots of room. A laundry area, built for superposed appliances is in the back.
The smaller room at the back also has a skylight and a small window opening on a green alley, with lots of children playing in the Summer. It is big enough, at 10 feet by 11, and a huge double-row closet allows for lots of storage.
The kitchen is well enlightened, with plenty of storage for an apartment. Electricity has been built to avoid overcharging problems so it is really efficient. In all rentals, the dishwasher is included.
The heating system is fully electric, using a very efficient and quiet convection system. A foot-heating has been added in the bathroom. A wall air-conditioning brings some fresh air during the heavy Summer days. So far, the cost of electricity for this apartment has never been over an average of 110$ a month on an annual basis. Electricity is not included in the rental cost.
To sum up: Two bedrooms, large living room and kitchen, soundproofed, with a lot of character in a family and green district. $1,300 a month with appliances, or $1,200 a month empty. Electricity, phones, internet, cable TV are not included. A part of the garden is available for the second floor tenants. Insurance will be mandatory.
